Unique luxury Accommodation at the foot of the Mournes, Overlooking the Kilbroney valley & Carlingford Lough. A private, secluded retreat with Breathtaking Scenery and instant access to the bike trails, forest walks, hill walking and Kilbroney Park, with a wealth of local places of interest & attractions.

Full of character to the lofty heights of the King Post Trusses, a new Eco conversion with under floor heating, Wood burning stove and exposed beams.

Ground Floor:  Extensive open plan Double Height living, kitchen, dining areas. double bedroom with en-suite, utility room, off hall disabled toilet, two cloakrooms and heated airing cupboard.

First Floor:  Gallery, snug/TV room, 1 double bedroom, one twin room & one master bedroom with en-suite & dressing room, Luxury bathroom.
Second floor:  Loft study - play room looking down through the trusses,
Wheelchair access to ground floor and all external areas.

Front deck with log brazier & barbecue, private mature secluded gardens. Covered parking for 3 cars, bike washing area and lockup. Family friendly.

  • Pets accepted - Pets or Strictly Not Allowed in the building. In the interest of hygiene and respect for other non pet owning guests. However we have a good secure external run and house in our little walled garden with light and power, so dogs can come along and enjoy the great walks with you. This may not be suitable for pampered pooch's. Bring the dogs bed and food. Dogs must be on there lead when out of the run and on the property. £5 per dog per night.
  • Prior Booking Required - Prior booking is required. Minimum 2 days, in advance of arrival. 25% booking fee paid on booking. 75% balance must be paid within six weeks of arrival.
  • Private Garden - The Barn is set in three acres of mature gardens. South facing and sheltered with the forest behind. All the trees grown in our gardens are from seed I've collected from the ancient and notable trees of Rostrevor.
  • Real log/coal fires - Wood burning stove in the great room.
  • Regular evening entertainment - Five good restaurants and seven pubs in Rostrevor with music three nights a week, something for every evening.
  • Showers on site - Shower and slipper bath in the main bathroom on the first floor. Shower in the master bedroom en-suite on the first floor.
  • Spaces for motor caravans - We have space on site for one motor home.
  • Toilets - One toilet in the off front hall WC One toilet in the ground floor bedroom en-suite. One toilet in the first floor main bathroom. One toilet in the first floor master bedroom en-suite. One outside toilet in the court yard.
  • Towels available - All linen and towels supplied. Bring your own beach towels.

  • Outdoor pool - Great cold water, deep plunge pools, 250yds along the lane from the Barn in the yellow water river, a little up stream from the Yellow Water Picnic Site. Popular local attraction.

Maximum internal usable space from minimal heat loosing external wall areas and wind deflecting half hip gables. Underfloor heating to ground floor Cast iron radiators and heated towel rails to first floor. 7 heating zones and two heated airing cupboards.​ 600lt ​thermal store, fed from 3 heat sources​, Solar thermal panels, wood stove, minimal condensing boiler. ​All led lighting, master switch isolating non essentials at night. Sheltered external doors, front door with low threshold access. Airtight build, no thermal bridging and maximum insulation. 90% efficient filtered Heat Recovery Ventilation system. Logs processed on site, stacked and dried 2yrs in 3 log stores. Our trees on the property where grown from seed collected from Rostrevor's ancient and notable trees, now 200 trees grown every year on the property for planting.
  • Special provisions for lone female travellers - The building is on my property, a 3 acre site, in a quiet rural area, private and secure. Myself and my wife live on site, the Barn and courtyard is off to the left from a shared drive, we live off to the right, about 100yds apart, separated and private, however we are available should any problem arise.
